Lot Clearing for New Construction in Genesee County
You've got plans, a builder, a closing date — and a parcel full of ash skeletons, volunteer maples, and twenty years of unchecked growth. Clearing a buildable lot is a different job than clearing a vacant one: it runs on your construction schedule, answers to the excavator's timeline, and protects the specimen trees worth keeping while everything else comes out.
How Builder Jobs Differ From Regular Removals
On a residential removal, we set the schedule. On a construction site, the excavation and foundation calendar owns everyone, and our job is to slot into it without becoming the reason your pour date moved:
- Sequencing with the site work. Trees and brush come out first, stumps get ground below grade, and the chipper runs before the excavator mobilizes — not after he's sitting in the truck billing standby.
- Mass takeoff, not piecework. New-build clearing is priced by scope — the whole parcel, the building envelope plus buffer, or the perimeter with a marked keep-list — rather than tree by tree. Faster to bid, cheaper per tree, and the crew works in passes.
- Grade stakes and layout survive us. We work off your staking: nothing cut inside the envelope without sign-off, and the crew knows a grade stake from a surveyor's witness post.
- One point of contact. Your builder, excavator, or owner-rep gets a single number and a single scope sheet. Change orders come through that channel, not from three guys with chainsaws freelancing.
What We Clear and What We Protect
Not everything on an uncleared Genesee County parcel is waste. Mature oaks and sugar maples clear of the building envelope can be the reason a buyer pays asking price; we flag the keep-list during the walkthrough and protect it physically during the work — fencing at the critical root zone, no equipment or brush piles inside the drip line, and grading instructions your excavator can actually follow. On root pruning where drives and walks cross protected roots, we coordinate cuts before the concrete, not after the cracks.
What comes out: EAB-killed ash standing dead (the brittle hazard nobody wants leaning over a framed house), volunteer soft maples and box elders in the envelope, brush and thicket, and stumps ground 6–12 inches below grade so the rough grade passes clean. Everything chips on site — chips can stay for erosion control on disturbed soil or haul per the scope.
Working With Your Builder — the Paper and the Timing
Construction work runs on documents. We send the certificate of insurance naming your general contractor and, where required, the project owner, before mobilization — general liability and workers' comp, non-negotiable on an active site. Scopes are written: what's in, what's out, what's protected, what happens to the wood and chips. Scheduling windows hold barring weather, and if a storm or a material delay shifts your calendar, a call moves our slot — builders deal with moving parts daily; we simply don't add to them. We also handle MISS DIG 811 locates for all stump grinding before any machine touches the ground, because new lots still carry old farm-service lines and cable runs.
Where We're Running New-Build Clearing Now
Genesee County's building pockets are easy to name because they're where the townships still have farmland edges: Goodrich and Atlas Township southeast, Grand Blanc and Grand Blanc Township to the south, the Fenton and Linden corridor along the US-23/I-75 split in the southwest, and infill lots inside Mount Morris and the northern townships where older parcels are finally turning over. If your site is in one of these, odds are good we've cleared the lot two streets over.
Regulatory Notes — Honest, Not Legal Advice
Three things we flag on every builder walkthrough: township tree-removal or site-plan ordinances (some townships want a tree plan with the permit package — we can supply the removal-and-protection map); wetland screening near the Shiawassee River and Flint River corridors, where clearing near regulated areas may need a second look before the saws start; and road-agency sight-distance rules on corner lots, where what you clear at the driveway can matter as much as what you plant. Your builder and your township office are the final word; we make sure the tree work doesn't surprise either of them.
How New-Build Clearing Is Priced (2026)
| Structure | How it's priced | Notes |
|---|---|---|
| Building-envelope clearing (house pad + buffer) | Firm bid per site walk | Walkthrough to written bid in days, not weeks |
| Full-parcel clearing | Per-acre or per-day | Ash-heavy parcels quote higher — dead ash rigs slower and grinds harder |
| Stump grinding to rough grade | Bundled or per-stump | Below grade so the excavator never meets a root flare |
| Specimen-tree protection program | Per-tree | Fencing, root-zone rules, grading coordination notes |
| Utility locates (MISS DIG 811) | Included | On us, always, before grinding |
